An estimate for each size, with how we measure it in brackets. This is the same pricing behind our instant estimate, and every job is still quoted individually. Windows are around $299 (under 6) or $399+ (6 or more); solar starts at $250; gutters are an add-on to any job.

Every commercial job is quoted individually, so there is no size band that fits a warehouse, a strata block, and a car park all at once. What changes the price
Two properties the same size can quote differently. The variables that move a number:
- How long it has been left. A driveway cleaned yearly is quick. One untouched for five years has embedded oil and moss, and takes twice as long.
- Access and height. Double-storey walls, steep roofs, and tight side passages add time and equipment.
- Surface type. Exposed aggregate, terracotta, and painted render each need different pressure and dwell time.
- Contamination. Heavy lichen, rust bleed, or motor oil needs pre-treatment and extra passes.

When not to book a clean
The cheapest quote is not always the right one, and sometimes the right answer is not to clean at all. If concrete is spalling, render is failing, or pavers have lost their joint sand, a pressure wash accelerates the damage. We will tell you that on inspection rather than take the booking.
The same goes for a bargain solar-panel clean done with tap water — it leaves mineral residue that pulls dust back within weeks, so output drops again and the cheap clean costs more over a year than doing it once with purified water. Price is only fair when the method is right. If a job is better suited to a concreter, roofer, or painter, we say so.
